Commercial Construction

An electronics store requires more electricity than many other types of commercial premises — Terawatt Oy handling the electrical work for the new Power store in Lahti

Tekova, a company specializing in commercial property construction, is currently building a new store for the electronics chain Power in Renkomäki, Lahti. The new store is scheduled to open in March 2026. The approximately 2,000 m² store will be an extension to an existing commercial property.

The electronics chain Power continues its expansion in Finland and is now building a new store in Lahti. Construction of the store in Renkomäki has already progressed to the interior phase. Tuomo Ranta, Project Manager at Tekova, is responsible for the project’s production.

‘Construction began with preparatory earthworks in May, and we will complete the project by the end of January. I joined this project already during the sales and tendering phase, so I became familiar with its special characteristics at a very early stage,’ Ranta explains.

The new Power store is an extension built on top of the parking area of an existing property. The building will be connected to the adjacent commercial building. Finishing work on the façades and outdoor areas has begun, and the roof is nearly complete, with only sheet metal work remaining.

An electronics store has its own specific requirements for electrical systems

Every construction project assigns a specific role to electrical work. Beyond the technical implementation, electricity affects the end user in many visible ways — for example, ensuring there are outlets where needed and that the building’s lighting functions without flickering. Compared to many other types of commercial premises, an electronics store has much stricter and more detailed electrical requirements that demand special attention.

‘Compared to a standard commercial space, the scope of electrical work in this project is significantly larger. In an electronics store, the need for electrical work is driven by factors such as the extensive lighting and the power requirements of store fixtures. In accordance with Power’s concept, the electrical specifications are highly specific and extremely precisely defined,’ Ranta continues.

Tekova had been informed early on about Power’s needs and specifications for electrical installations. Naturally, the electronics chain has detailed requirements for lighting and store fixtures, and Power always wants to build its stores strictly according to its own concept guidelines. An electronics store requires, for example, considerably more IT connection points than a typical commercial tenant. Additional access control and intrusion detection systems are also needed, as the value of the goods — particularly in the warehouse — is high.

‘We received solid support from Terawatt already during the tender calculation phase. They have experience with this type of project and understand what electrical work truly requires in an electronics store,’ Ranta explains, highlighting the value Terawatt brings

Work on Site in Practice

During the earthworks phase of the project, the electrical connection cables were drawn to the plot, after which work could begin on the phases located beneath the floor slab. According to Ranta, the project has only recently moved on to the actual building services phase. The most visible part of the interior work has been scheduled to take approximately 8–10 weeks. The interior construction phase is also the most critical for Tekova’s overall success.

‘The importance of the electrical work carried out inside can be emphasized by noting that when the store’s floor is due to be surfaced later this year, everything must be completed by then. After that, you can’t go up there and install anything anymore — all installations must already be in place,’ Ranta explains, pointing toward the store’s ceiling, where a Terawatt installer is currently mounting cable trays to the building’s structure.

In commercial construction, electrical installations are carried out from top to bottom. First, the cable routes are built, then cabling is installed, and finally the lighting and other connections are fitted. It is difficult to add anything new or missing to this setup afterward. Since the new store is an extension, systems such as fire alarms and smoke extraction must also be integrated into the existing building. Terawatt is also responsible for the electrical design of the project.

Terawatt’s approach is based on active, hands‑on site management. They always bring their own proposed solution to the table. Following the principles of partnership thinking, issues are resolved efficiently, with the goal always being the success of both parties.

Warranty Period Without Battles

At the final stage of the project, Terawatt will take care of the electrical measurements and other handover‑related tasks. Throughout the defined warranty period, Terawatt is responsible for any warranty work related to their scope of delivery.

‘Terawatt has succeeded in creating a culture where everyone genuinely cares about the end result. Throughout my entire career in commercial construction, I have never been disappointed with the outcome. In my opinion, everyone at Terawatt who has worked with me understands the nuances of the field — the products, design considerations, alternative solutions — and they are genuinely interested in them,’ Ranta remarks.

As with all other work conducted on a construction site, electrical installations are often assessed based on the final result and what is visible. According to Ranta, quality and reputation are difficult to put a price on, but whatever has come up during the warranty period, Terawatt has always handled everything on time and exactly as agreed.

‘It’s somewhat challenging to come up with things that could still be improved from a client’s perspective. In a competitive field, the price‑quality ratio plays a major role, and so far I have been very satisfied with Terawatt’s performance. If the same level of quality and the same attitude toward getting things done continue in the future, I see no need to change anything. When you start adding unnecessary refinements to basic work, efficiency often suffers,’ Ranta concludes.

Tekova is also constructing warehouse, office, and break areas for Power’s new premises. With the opening of the new store, the current Power location in Lahti will be closed. One of Power’s core strategies is to combine the speed of online shopping with the personalised service and product testing possibilities offered by brick‑and‑mortar stores. In the premises built by Tekova, this will undoubtedly be achieved.
